The brief
Lentor Gardens Residences is Kingsford Huray Development's entry into the Lentor Hills new town - 499 units across four blocks of eight to sixteen storeys on the Lentor Gardens Parcel B GLS site. The land was secured in April 2025 at S$429.23M ($920 psf per plot ratio), below the cost basis of neighbouring Lentor parcels and with a Q1 2029 TOP target. Lentor MRT is 530 metres from the site, with a covered walkway planned.
Land context. Kingsford Huray acquired Lentor Gardens Parcel B in April 2025 at S$429.23M - translating to $920 psf ppr, a lower land cost than the S$1,100-1,200+ psf ppr paid by GuocoLand and other developers on earlier Lentor Hill tenders. The 222,000 sqft site sits immediately adjacent to Lentor Hillock Park and 340 metres from Lentor Modern's 96,000 sqft retail podium. Pricing has not been released.
Location context. Lentor MRT (Thomson-East Coast Line, TE5) is a seven-minute walk with a covered linkway planned by the developer. Anderson Primary School is within the 1km registration phase. CHIJ St. Nicholas Girls' School is 1.2km away. The surrounding Lentor Hills estate now has eleven residential projects in various stages of completion and construction - the new town fabric is already forming.
