Bloomsbury Residences sits on Media Circle within the one-north innovation district - 358 units on a 99-year leasehold site that is among the very few private residential addresses embedded within Singapore's primary research and technology campus. Launched in April 2025 by MCL Land and Sinarmas Land.
Pricing. PSF from $2,408 to $2,750 at launch. Entry from $1.17M for a 1-bedroom plus study (420 sqft). The one-north address commands a premium over comparable OCR product - buyers are paying for scarcity of supply within the precinct rather than raw land value. Units remain available from the developer.
Location context. one-north MRT (Circle Line, CC23) is a 6-minute walk. Buona Vista MRT (EW21/CC22, interchange) is within the precinct. NUS, INSEAD Singapore, and Anglo-Chinese Junior College are within reach. Holland Village and Rochester Park are adjacent to the west. The Biopolis and Fusionopolis research clusters are walkable from the development.

one-north is Singapore's purpose-built innovation district, home to Biopolis, Fusionopolis, Mediapolis, and the adjoining Rochester Park black-and-whites. The area houses major tenants including Google, Grab, Lucasfilm, and Ubisoft. Residential supply in one-north is structurally constrained - Bloomsbury Residences is among the very few private residential launches within the precinct boundary, giving it an address premium that is difficult to replicate.
MCL Land and Sinarmas JV
MCL Land brings strong OCR execution across Piccadilly Grand, Leedon Green, and Margaret Ville. Sinarmas Land is an Indonesian conglomerate with a Singapore presence via their joint ventures. The pairing is less prolific than CDL/MCL pairings, but the Media Circle site was secured through GLS and the project specification is consistent with MCL's mid-to-upper OCR positioning.
Education and lifestyle catchment
NUS is a short ride or cycle via the internal one-north loop. Anglo-Chinese Junior College and Henry Park Primary are within the broader Buona Vista catchment. Rochester Park's landed enclave and Holland Village are adjacent - the lifestyle corridor running from Dempsey to one-north to Holland Village gives Bloomsbury Residences access to a well-regarded dining and retail strip without CBD pricing.
